Option 1: Placement Only
If you want help finding and securing a qualified tenant, but plan to manage the property yourself after move-in, placement-only service may be the right fit.
Includes:
- Marketing the property
- Coordinating showings
- Tenant screening
- Lease preparation
- Move-in inspection
- Key handover
Fee:
- One full month’s rent + GST

Option 2: Placement + Property Management
If you want ongoing support after the tenant is placed, full property management includes both leasing and day-to-day management of the property.
Includes:
- Marketing the property
- Coordinating showings
- Tenant screening
- Lease preparation
- Move-in inspection
- Key handover
- Rent and deposit collection
- Ongoing tenant communication
- Maintenance and repair coordination
- Routine inspections after move-in
- Rent increases and lease renewals
- Financial statements and reporting
- Eviction handling
Fee:
- 1/2 month’s rent + GST for placement
- 9% of gross monthly rents + GST
- One-year term, renewed annually unless 60 days’ written notice is given
- Additional inspections: $125
- Annual accounting fee: $50
My Tenant Screening Process
Finding the right tenant is one of the most important parts of protecting your investment. I take screening seriously and look beyond just a basic application.
My qualification process may include:
- Credit checks
- Employment verification
- Direct employer contact
- Landlord references
- Verification of tenancy history
- Income confirmation
- Cross-checking employer phone numbers and addresses
- Additional due diligence when needed
I look for tenants who are financially qualified, responsible, respectful, and likely to care for the property well.
Once a strong candidate is identified, I provide you with a complete applicant profile for review before moving forward.
After approval, I complete the screening process, prepare the Residential Tenancy Agreement and supporting documents, collect deposits, and arrange the move-in condition inspection report.
What Full Property Management Includes
If you choose placement plus property management, I continue supporting both you and the property after the tenant moves in.
This includes:
- Rent collection and deposit coordination
- Ongoing tenant communication
- Handling maintenance issues and repair coordination
- Obtaining quotes when needed
- Managing warranty-related items
- Addressing late payments and tenant concerns
- Conducting regular property walkthroughs
- Providing updates and recommendations to help protect the home
Every six months, I conduct a property walkthrough with a detailed report so you stay informed on the condition of your property and any items that may need attention.
